The analysis included listings of residential complexes that have already been commissioned, alongside listings of new housing under construction.
In July 2026, primary housing prices in Kazakhstan continued to rise. According to the Bureau of National Statistics, the average price per square meter of new housing reached KZT 621.9 thousand, increasing by 0.7% month-on-month and 14.6% (YoY). Based on listings on Krisha.kz, the average price stood at KZT 602.4 thousand per sq. m, up 1.3% from June and 19.8% compared with a year earlier.
At the same time, price growth has been accompanied by weaker transaction activity. In July, 37.2 thousand housing purchase and sale transactions were registered, down 4.9% from the previous month and 6.5% (YoY). Mortgage lending nevertheless remained strong: in June, the volume of mortgage loans issued reached KZT 262.9 billion, increasing by 42.6% (YoY).
In the coming months, housing price growth may remain moderate amid a slowdown in the annual increase in construction costs and a decline in the number of transactions. At the same time, demand may be supported by new mortgage programs from Otbasy Bank, a seasonal pickup in market activity in the second half of the year, and the reduction of the base rate to 16.75%.
