AERC Prepared a Review of Kazakhstan’s Primary Real Estate Market
AERC has conducted an analysis of the primary real estate market in Kazakhstan based on data from the Krisha.kz website and official statistics. According to the Bureau of National Statistics of the ASPR of Kazakhstan (BNS ASPR RK), in December 2024, the average price of new housing reached 500,198 KZT per square meter, reflecting a 0.2% increase for the month and a 3.0% increase year-on-year. Meanwhile, data from Krisha.kz indicated an average price of 454,782 KZT per square meter, rising by 0.66% month-over-month.
Moderate price growth was observed in the country’s largest cities. The rate of price increases for primary housing slowed in Astana and Almaty to 0.06% and 0.38%, respectively, while Shymkent recorded a slight decline of -0.09%. The average price per square meter in the capital reached 436,893 KZT, while in Almaty, it was 683,986 KZT, maintaining the highest housing prices in the country. However, according to BNS ASPR RK, Astana has the highest average price per square meter in the country at 595,466 KZT.
