Prices for new housing based on Krisha.kz data (October, 2024)

AERC continues to monitor the dynamics of prices for new housing. According to data from the BNS ASPR of the Republic of Kazakhstan, in September, the cost per square meter of new housing in Kazakhstan amounted to 494,233 tenge, which is 0.8% higher than the previous month and 2% higher than in September 2023. It is important to note for comparison that construction prices did not rise in September compared to August, and compared to September 2023, the growth was 1.2%. The largest contribution to the increase in construction prices comes from the “other works and costs” category, while the cost of construction and installation work has practically not increased on an annual basis. Meanwhile, according to official statistics, the most expensive housing is in Astana.

At the same time, according to Krisha.kz, the cost per square meter on average for all listings in the country amounted to 444,251 tenge, with the highest price per square meter recorded in Almaty, where new apartment listings show an average of 664,642 tenge per square meter.
