AERC continues to monitor price dynamics in the new housing market using data from Krisha.kz.
According to the Bureau of National Statistics of Kazakhstan, the average price per square meter of new housing in August 2026 stood at KZT 625,435. New housing prices increased by 0.6% compared with July 2026 and by 13.1% compared with August 2025.
According to Krisha.kz listings, the average price per square meter of new housing under construction nationwide stood at KZT 610,186 in August 2026, increasing by 1.3% (MoM). On a year-on-year basis, prices rose by 21.0%.
According to Krisha.kz listings, the average price per square meter of newly commissioned housing stood at KZT 534,819 in August 2026, remaining broadly unchanged from the previous month (+0.1% MoM). On a year-on-year basis, prices increased by 15.6%.
According to AERC analysis, positive but uneven price dynamics are likely to persist in the primary housing market across regions and housing segments in the coming months. Key factors include rising construction costs, the pace of supply expansion and new housing commissioning, as well as the availability of mortgage financing. Despite a decline in the number of transactions, continued growth in mortgage lending and strong demand for selected mortgage programs are supporting housing demand.
