AERC continues to monitor price dynamics in Kazakhstan’s primary housing market. According to the Bureau of National Statistics of the ASPR RK, the average price per square meter of new housing in March reached KZT 508,107 — a 5.9% increase compared to March 2024. Meanwhile, in February 2025, the number of residential property transactions declined by 6% compared to January and by 5% year-on-year.
Data from Krisha.kz also indicate a notable contraction in supply on the primary market: the number of listings for new residential developments dropped sharply from 666 in February to 390 in March. The majority of listings were concentrated in Astana and Almaty. As of March 31, the average listing price for new housing stood at KZT 498,226 per square meter nationwide.
