AERC continues to monitor price dynamics in the primary real estate market based on data from Krisha.kz and official statistics. According to the Bureau of National Statistics of the ASPR of Kazakhstan, the average price of new housing in January 2025 was 499,983 tenge per square meter, increasing by 1.3% over the month and by 4.1% year-on-year.
Meanwhile, according to Krisha.kz, the average price was 458,656 tenge per square meter, showing a monthly increase of 0.85%. The number of listings for new buildings also rose to 660 (compared to 642 in December).
Price growth was observed in most cities across Kazakhstan. In Astana, the average price of primary housing reached 446,893 tenge, rising by 2.2% month-on-month. In Almaty and Shymkent, price growth also accelerated, reaching 0.5% and 1.4%, respectively. In Shymkent, the average price reached 438,446 tenge, while in Almaty, it was 687,394 tenge. It is worth noting that, according to both Krisha.kz and the Bureau of National Statistics of the ASPR, Almaty remains the region with the highest average price per square meter in the country.
