AERC continues to monitor price dynamics in the new housing market using data from Krisha.kz.
According to the Bureau of National Statistics of the ASPR RK, the average price per square meter of new housing in Kazakhstan in January 2026 amounted to KZT 604,823, representing an 17% increase compared to January 2025.
The data from the Krisha.kz show that as of January 31, 2026 the average price per square meter of new housing stood at KZT 562,649 nationwide, reflecting a 22.7% (YoY) increase.
The AERC analysis forecasts moderate price growth in the primary housing market, with significant differences remaining across regions. According to Krisha.kz, the monthly price change for new housing in January 2026 ranged from –12.6% to +2.7%, depending on the region. However, overall, an upward trend is observed.
