Prices for new housing are rising in Kazakhstan. According to the Bureau of National Statistics of the ASPR RK, the average price per square meter of new housing in April reached KZT 517,893 — a 8.3% increase compared to April 2024. Despite the growth of prices, the number of residential property transactions has positive dynamics.
According to the BNS ASPR RK, the number of residential property transactions increased by 0.6% (MoM) in March 2025, amounting to 27.7 thousand. This indicator saw a 5.9% annual increase. (Please note that the data the number of residential property transactions for April had not yet been released at the time of publication).
The data from the Krisha.kz site show slight discrepancies. Specifically, the average price per square meter of new housing under construction as of April 30th saw a slight decrease of (-)0.3% compared to the previous month, standing at 496,581 tenge as opposed to 498,226 tenge in March. However, when compared to April 2024, the average price per square meter increased by 20.0% (YoY). Recall that in April 2024, the average price of new houses under construction was 413,835 tenge per square meter.
As of April 30, 2025, the Krisha.kz website presented 429 advertisements for new buildings (under construction) in Kazakhstan, as well as 17 advertisements for foreign real estate. As always, the most ads are presented in Astana and Almaty. According to the ads, the price of new housing under construction in Astana in April 2025 was 16.1% higher than in April 2024.
